Your home inspector is a valuable partner in your home buying or selling experience. He is highly trained and is a Certified member of the American Society of Home Inspectors (ASHI). He utilizes up to date equipment, skills, and techniques to provide home buyers or sellers with a factual assessment of the condition of the home they are buying or selling.

You are encouraged to accompany our inspector during the home inspection. The inspector will answer any questions you have and explain the routine maintenance necessary to keep your home in good condition. We know how important it is for you to completely understand all of the observations your home inspector will make about the home your purchasing.  Your inspector will gladly, upon request follow up and discuss with you the home inspection results should you have any questions. General Home Inspection:  An ASHI home inspection is comprehensive and covers all the major components of the home.  Click on the image below to see and hear what is covered in an ASHI home inspection and some common defects found.

Specific types of General Home Inspections:

  1. Home Buyer Inspection: This inspection is for the home buyer who needs an independent and objective observation of the home they are planning to buy.
  2. Home Seller Pre-Listing Inspection: This inspection is for the home seller who wants to find and fix any problems prior to offering their home for sale.  You'll have time to find & interview more than one contractor, fix problems economically and without being rushed.  You can choose to disclose upfront any problems you choose not to fix when you list your home for sale.
  3. Single System Inspection: This inspection is of a single system consisting of one of the following (Roofing, Plumbing, Electical, or Structural) within a home where there are specific concerns. 

Radon Testing:  If you are buying a home, the EPA recommends that you have a Radon test performed by a Certified Radon Tester.  Chris Matteson has been Certified to test for Radon by the Pennsylvania DEP Radon Division.  Testing is performed utilizing a Continuous Radon Monitor which measures the Radon level in the home hourly.  Unlike charcoal canisters, Continuous Radon Monitors have built-in anti-tampering features which aid in getting a true and accurate measurement.  This is especially helpful when testing is done as part of Real Estate transaction.  The monitor is left in the home for a minimum of 48 hrs.  The test results can be emailed to the client the same day the test is completed.  Click here for more Radon information. 

Wood Destroying Insect Inspection:  This visual inspection is often referred to as a Termite inspection.  A report is prepaired and indicates if there was visible evidence of (WDI) wood destroying insects.  Notation is made indicating if prior treatment for the control of WDI's was observed, or not observed.  Recommendation is made if treatment for the control of WDI's is or is not needed.  If this inspection is done as part of a Real Estate Transaction, the report must be present and signed by both buyer and seller at settlement.  While Termites are the primary focus of this inspection, your inspector will be looking for the visual evidence of, or visual damage caused by other WDI's as well.  WDI's can cause hidden damage.  If you are buying a home, it is this inspector's professional opinion that you should opt to have this inspection performed.  Termites and other WDI's can do significant damage, sometimes resulting in the need for costly repairs.

Water Quality Analysis:  All of us need clean water to drink. We can go for weeks without food, but only days without water.  Contaminated water can be a threat to anyone’s health, but especially to young children.  If your living in, or buying a home that gets it's drinking water supply from a Well, you should have the water tested for contaminates.  Your Home Inspector can draw/take water samples while at the home.  The samples are delivered to a Certified Water Analysis Laboratory for evaluation.  The analysis results will be available in three business days and will indicate the level of each contaminate tested for.  Your inspector will help you with the interpretation of the analysis results.  If you are buying a home and it's drinking water comes from a Well, it is this inspector's professional opinion that you should minimally test for the presence of Bacteria in the home's drinking water.  Since Bacteria in water is colorless, tastless, and odorless you can't detect it's presence without testing.  You may choose to test for other contaminates as well.  Click here for more information on Private Well Water.
