The Home Inspection Report

A home inspection is intended to assist in evaluation of the overall condition of the dwelling.  The inspection is based on observation of the visible and apparent condition of the structure and its components on the date of the inspection. 

The Home Inspection Report is a detailed description of those observations, identifing the condition of the home and any concerns the inspector may have discovered.  Any identified material defects and or safety concerns are documented, and recommendations are sometimes made to have further evaluation by experts or specialists. 

A Narrative Home Inspection Report:

At Home Inspect Inc, we believe in taking the extra time necessary to prepare a thorough report (specific to your home) with detailed explanations of observations about the property.  Our Home Inspection Reports are easy to understand and communicate clearly with photography where appropriate. This is especially useful for defects found out of view or if you can't attend the inspection. A thorough and detailed report is much more powerful should you need to get something fixed or choose to negotiate further with the seller, and is essential to making informed home buying decisions.

We complete the Home Inspection Report and deliver it to you the same day as the inspection, via email or fax.  Or should you choose, we can send the report to you through the USMail.

Your inspection report will identify the following:

  • MAJOR Problems: This would be a condition present which would be costly to repair or replace, and or if not corrected could lead to a costly repair, and which could effect the value of the home.
  • SAFETY Concerns: This would be a condition present which could put someone's health at risk.  This could also be a condition that if not corrected could lead to putting someone's health at risk.

      As a courtesy, the following will also be identified:

  • MINOR (Repair or Replace) problems: This would be a system or component, which is either defective, deficient, not functioning, missing, has deferred maintenance or which needs corrective action to assure proper and reliable function.
  • Items to MONITOR:  This would be a system or component, which need further investigation and or monitoring in order to determine if repairs are necessary.
